Originating loans directly from the general public and through mortgage brokers have been our specialty since 1978.  Loans that are difficult to fund through conventional sources represent the majority of our servicing portfolio.
 
Although we do many residential type loans, we primarily are interested in niche markets that most conventional funding sources ignore.  These include church loans, small commercial property loans, mixed use property loans, mini-storages and many other small income producing property loans.
 
All of our loans are secured by real estate with a 1st deed of trust with loan to values not exceeding 55% and usually will not exceed  5 years in duration. The terms and conditions of each loan we negotiate are unique to the transaction being considered.  Therefore, we do not publish any standard rates or terms.
